ATLANTA-BASED BUILDER LAUNCHES UPSCALE JAMES ISLAND NEIGHBORHOOD BOASTING CREEK SIDE AMENITIES
Maybe the first, although not only, reason FrontDoor Communities launched a new community near Clark Sound stems from the property’s status.
“It was for sale,” says Mike Langella, company president. He says the property was “brought to us by a broker, Middle Street Partners” — a Charleston company that, according to its website, invests in and develops real estate.
Eventually, the two parties worked out a deal so they would team up to develop and build on the James Island land. The site would become Freeman’s Point, a new neighborhood slated for 130 homes. Carolina One New Homes will be handling sales and marketing. All the parties involved held a groundbreaking event last Thursday.
As builder, FrontDoor Communities plans a clubhouse and swimming pool for Freeman’s Point on Seaside Creek. The waterside attraction will sit next to a planned community dock.
“We have a pond (and) a pavilion with fireplace,” says Mark Lipsmeyer, local partner with Georgia-based FrontDoor Communities.
The neighborhood site rests within the broader Seaside Plantation village, and residents can access the Seaside neighborhood attractions including a dock.
Close to 60 homes will be framed in Freeman Point’s first construction phase. Site work will begin in December, and homes should be completed by summer 2014.
According to FrontDoor Communities, the neighborhood “will be James Island’s premiere waterfront community.”
The “thoughtfully designed” master-planned enclave edges the banks of Seaside Creek. Just minutes from downtown Charleston, Freeman’s Point will include 1,000 feet of waterfront accessible to every homeowner, according to FrontDoor Communities.
“We have a greenway that meanders along Seaside Creek,” Lipsmeyer says.
“Endless water adventures await you and your family at Freeman’s Point, one of the Lowcountry’s best kept secrets,” marketers say.
Neighborhood backers plan a “traditional development,” Lipsmeyer says, touting homes facing sidewalks and detached garages on narrow lanes in back . “It’s going to be the alley garages,” he says. Homes will be “nicely detailed.”
The property will provide access to the creek via a park. “People who are not on the water can enjoy the water,” says Bob Pickard, of FrontDoor Communities.
The builder entered the metro Charleston market in the past year, constructing homes at Tributary in the front of the Rivertowne planned community in Mount Pleasant. Its other developments have sprung up in the past few years in the Atlanta area and in Florida.
Two-dozen or so Freeman’s Point supporters, media and a few home shoppers took part in last week’s groundbreaking, which also included appetizers under a tent and renderings of the community. A stretch electric golf cart gave 15 minute tours of the property’s edges and the Seaside Plantation community dock, which looks out on the scenic spot where Freeman’s Point agents intend to sell eight waterfront lots.
Designers continue to tweak home sizes and styles but prices will be “in the $300,000s,” says Kris Cordonowy, of Carolina One New Homes.“This is going to be done right,” she says. For more information, visitwww.frontdoorcommunities.com.
Freeman’s Point stands toward the front of Seaside Plantation. Heading south, take the James Island connector to Folly Road and make a left. Take Folly Road for about 2.5 miles to Fort Johnson Road. Turn left on Fort Johnson and go .6 of a mile. Turn right on Secessionville Road. Proceed a mile and make a left into Seaside Plantation. Go a bit less than a mile and the as-yet-undeveloped Freeman’s Point property stands on the right.
